What is a final walkthrough?
A final walkthrough is a buyer's last chance to check that the home they are about to buy is in the condition they expected. This does not always mean the home is in perfect condition, but everything should be as agreed upon in any contract. It is also the buyer's last chance to back out if something does not look right, so don't rush it.
Who should come to the final walkthrough?
The buyers and their agent should come to the final walkthrough. You may also choose to bring a friend or relative who would be a helpful set of eyes if you are concerned about the way a repair was conducted or another factor in the home. It is usually best to leave children with a babysitter so you can focus on the task.
What should I bring to the final walkthrough?
When you come to the final walkthrough, come prepared with the following:
- A copy of the inspection report and any paperwork showing an agreement to repair or replace something
- A portable electronic device to check that all outlets work
- A copy of your original offer and any changes made after negotiations
- A phone to take pictures of anything you have concerns about
- This final walkthrough checklist, with notes that are unique to your scenario
Final Walkthrough Checklist
HVAC and Heating
When you arrive, turn on the heat to make sure hot air blows from the vents, and then switch to the A/C to check for the same.
Repairs are Complete
Any repairs that you agreed would be completed before closing should be ready at this final walkthrough. This includes anything you negotiated after the inspection report or anything you made note of in your original offer.
Outlets and Light Switches
Turn on every light to make sure it works, and bring a small electronic device to plug in and check every outlet. A phone charger or small lamp will be portable and convenient for this.
Faucets and Toilets
Check that all faucets, including showers and tubs, are working and that the water can get hot. Flush all the toilets and check for proper functioning, leaks, and any signs of clogs. Outdoor water sources should also be checked.
Windows and Doors
Open and close all windows and doors, making sure they are not stuck and that they can properly lock and unlock. This includes the garage door.
Missing Items
If you have an agreement with the seller than anything should be left behind, make sure it is present at the final walkthrough. This might include:
- Appliances
- Rugs or furniture
- Backyard items such as a playhouse or garden beds
Gutters
Check that the gutters are in good condition, intact and cleared to function properly.
Trash and Belongings Left Behind
Look in the yard, garage, and house for any trash or debris that has been left behind. The same goes for any of the seller's belongings that you did not agree would be left behind, like a backyard play structure, chemicals in the garage, or other items the seller has decided not to keep.
Signs of Pests
Check for signs of any pests, like rodent droppings or sawdust pile that might indicate carpenter ants or termites. These types of evidence should be investigated further before closing on the house to avoid an unpleasant surprise down the road.
